If you’re new to the NDIS, two acronyms tend to come up again and again: SDA and SIL. They often go hand in hand, but they fund very different things. Getting clear on the difference can make a real difference to how you plan your housing and support.

Two Separate Types of Funding

The simplest way to think about it:

SDA (Specialist Disability Accommodation) funds the home β€” a purpose-built or modified property designed for people with significant support needs.

SIL (Supported Independent Living) funds the support β€” the day-to-day help you receive inside that home, from a support worker or provider.

One pays for the bricks and mortar. The other pays for the people who help you live well in it.

What SDA Actually Covers

SDA is housing built (or modified) specifically for people with extreme functional impairment or very high support needs. Guardian Living Australia’s SDA homes are designed around comfort, dignity, and independence β€” not just accessibility on paper.

You’ll typically find:

  • Thoughtful accessible design β€” wider doorways, reinforced walls, ceiling hoists, and assistive technology built in from the ground up
  • Homes located in well-connected communities, close to family, transport, and everyday life
  • Options to live independently or share with others, depending on what suits you

SDA funding comes through your NDIS plan and is paid toward the cost of the home itself β€” not the support you receive inside it.

What SIL Actually Covers

SIL is about the practical, day-to-day support that helps you live independently β€” whether you’re in an SDA home, a private rental, or living with family.

SIL support might look like:

  • Help with personal care, such as showering and dressing
  • Support with cooking, cleaning, and household tasks
  • Overnight or 24/7 assistance, depending on your plan and needs

SIL funding is paid directly to your support provider, not to Guardian Living Australia as your housing provider β€” it’s a separate part of your NDIS plan.

Can You Have Both?

Yes β€” and for many people, that’s exactly how it works. If you’re eligible for both, your SDA funding covers the home that’s genuinely built for your needs, while your SIL funding covers the people who support you inside it.

Together, they mean you’re not just placed somewhere that “works” β€” you get a home that fits you, and the right level of support to actually live in it on your terms.

Eligibility for SDA and SIL is assessed separately, and not everyone who qualifies for one will automatically qualify for the other.
