    What is Specialist Disability Accommodation (SDA)?

    SDA is more than just housing—it’s about giving people with disabilities the freedom to live independently, with the right support in place. Funded through the National Disability Insurance Scheme (NDIS), SDA provides purpose-built homes that offer both comfort and accessibility, tailored to individual needs.

    At Guardian Living, we believe your home should work for you. Our SDA properties are thoughtfully designed with features like wider doorways, capacity to fit ceiling hoists, rails and specialist communications equipment. Every home is built to support your unique way of living, making it easier to receive the care you need while maintaining your independence, and ensuring safety, ease and peace of mind.

    STEP BY STEP

    Your Path to an SDA Home

    Step 1: Check Your Eligibility

    Before applying for one of our properties, you’ll need to have SDA funding in your NDIS plan. This funding is only available to people who meet specific eligibility criteria set by NDIS.

    To qualify, you must demonstrate:

    1. Extreme functional impairment – Significant challenges with mobility, self-care or daily tasks, even when using assistive technology or home modifications.

    2. Very high support needs – Ongoing, person-to-person support is required due to limited support networks or a need for a safer, more accessible home environment.

    If you don’t yet have SDA funding in your NDIS plan, you may need to complete a home and living assessment. This usually involves working with your support coordinator or allied health professionals to gather evidence and submit a request to the NDIS.

    Step 2: Explore Your Housing Options

    Step 3: Submit Your Application

    Once you’ve found the right home, it’s time to apply. We’ll guide you through our application process, ensuring all the necessary information is included. If you have any questions, we’re just a call away.

    Step 4: Review and Approval

    After submitting your application, our team will carefully review it to make sure the home can meet your needs, and your NDIS plan has approved what will be required for a successful tenancy. We work closely with you and your support network to make this as seamless as possible.

    Step 5: Move In and Settle In

    Once approved, we’ll support you through the next steps — whether it’s coordinating with your support team, preparing for the move or settling into your new home. Our goal is to make sure you feel comfortable, confident and at home from day one.

    Step 6: Ongoing Support and Maintenance

    Our commitment doesn’t end once you move in. We provide ongoing tenancy support to ensure your home continues to meet your needs. From regular property maintenance to answering any questions about your tenancy, our team is here to make sure you feel safe, secure and supported in your home.

    What are the costs?

    • 100% of funding you receive for SDA is specifically to cover cost of housing.

    • The amount of SDA funding varies depending on a few factors including building type (apartment, villa, shared house), design category (High Physical Support, Fully Accessible, Improved Liveabiity or Robust), its location, how many people you live with and sometimes additional features.

    • A rent contribution is required – this is 25% of the disability support pension received plus any Commonwealth government rent assistance.

    • When you’re in shared housing, you will pay a contribution to the utilities (electricity, water, gas etc). If you live alone, you will pay for those yourself.
