Specialist Disability Accommodation (SDA) is designed to give people living with disability greater choice, independence and quality of life. But not all SDA is the same. Under the NDIS, SDA homes are built to one of four design categories — each tailored to meet different support and accessibility needs.
Improved Liveability
This category is designed for people who have sensory, intellectual or cognitive disabilities. Homes in this category often include features such as:
- Clear lines of sight for improved visibility
- Smart home technology for ease of use
- Simple, open layouts to reduce confusion and increase independence
Improved Liveability homes balance safety and comfort with everyday functionality.
Fully Accessible
Fully Accessible SDA is built for people with significant physical disabilities who rely on mobility aids, such as wheelchairs. Key features include:
- Wide doorways and hallways
- Step-free access throughout the property
- Bathrooms and kitchens designed for easy use from a wheelchair
These homes prioritise freedom of movement and independence.
Robust
Robust SDA is designed for people who may have behaviours of concern and require a more durable living environment. Features typically include:
- Stronger walls, fittings, and fixtures
- Minimized risks such as sharp edges or breakable glass
- Private spaces and retreat areas for both tenants and staff
The focus here is on creating a safe, low-stimulus environment that supports wellbeing.
High Physical Support
This category is for people with extreme functional impairment who need a high level of personal support. Homes in this category are designed with advanced features such as:
- Ceiling hoists
- Assistive technology throughout the property
- Emergency power solutions
- Spaces that allow for on-site overnight support
High Physical Support homes provide both the infrastructure and staffing capability needed for complex support needs.
